5 Steps on How to Sell Your Green Home Faster and Get More Money
There is nothing like that deeply satisfying feeling of living in a green built home. You may also be one of the thousands of folks who have retrofitted and older home and remodeled it with sustainable materials. Undoubtedly, this type of home is not only a a true haven but also a much healthier place to live.
Life moves on though and you may find yourself in a situation where you must part with your much beloved house for good. The only predicament is you’ve put so much money into it and now have a bit of an anxiety whether you will be able to recoup the investment. So how do you find a buyer now that will literally buy into your passion and cash out extra dough to purchase your eco-friendly pad?
Well, the good news is that the market will be on your side. Even though solid data showing that green homes sell faster and for more money throughout the country is still lacking there have been a few very promising studies to indicate that this in fact is the case.
For example, according to an analysis completed by GreenWorks Realty in the Pacific Northwest, new environmentally-certified (ECert) or green homes in King County sell in up to 18% less time and for 28-37% higher value per square foot. The reason this type of data is not available from all Counties yet is very simple – local Multiple Listing Services (MLS) have not integrated the energy efficiency and “green” features into their data search fields. Eventually, all MLS systems will catch on, and the proof that green homes receive higher offers will be very abundant.
Here is what you’ll want to keep in mind when getting ready to sell your home. There are three types of green home buyers out there and you will want to makes sure you have a plan to market to all of them:
1. Economizers. This is the type that is interested in savings on the operational costs and energy efficiency. This also includes investors who are looking at life-cycle cost analysis and the value of various green features that can increase their cash flow. For economizers the mighty buck is the king and all the rest of the environmental drooling is secondary.
2. Idealists. This is your typical Organicsons family. They take green living very seriously and believe that conservation of resources and preserving the planet is a social responsibility. They are willing to make sacrifices for green lifestyle choices. The Organicsons are also very health conscious and easily understand health benefits of living in a green home.
3. Eco-Chic (pronounced – Eco-Shique) – these are the label chasing Paris Hilton types who follow the latest fads and believe that living green is just plain cool. They are interested in the status and prestige of green living but may not necessarily truly subscribe to the green philosophy (mind set). The latest green gadgets or installing the latest green feature in their homes and looking in vogue is more important than having a positive impact on the environment. Hey frankly, who cares… they get to be hip and the planet benefits also.
When designing a marketing plan keep in mind that green choice is not a one-size-fits-all type of approach. Some buyers may fit neatly into one of these categories and some will have characteristics of all three. They key is consider all of their needs and wants when selling a home to them.
Here are the steps you’ll need to take to sell your property fast and get higher value:
1. Find a Realtor who gets it. Look for either NAR’s Green Designation or an EcoBroker. They have formal training and understand the mindset of a green home buyer. More importantly seek out an agent to whom green is not just a marketing word but a passion. Ask probing questions and get a feel of who they really are.
2. Collect all the receipts and proof of green remodeling or construction and put a binder together for the buyer. Do present a HERs rating report if you have it; it’ll show how much more efficient your home really is. Make it evident and tangible information that they can take to the bank.
3. Clearly identify the value and Return on Investment (ROI) for the green improvements you’ve made. Make sure a five year old can understand why they should pay more for this home. For example, show that the house may have 200-300 dollars in energy savings when it comes to a typical outdated mammoth down the street. This could add up to 2,000 in savings per year. Make sure your Realtor has the skills to present this data and sell the value. Make a video explaining all the benefits of owning this home and offer resources like links or magazines for the buyers to get more education about the features that your homes has to offer.
4. Don’t market your home with general terms like “green” or “eco friendly”. Most agents make this mistake. Many people are simply fed up by this term and it can only trigger their resistance because of all too common “greenwashing” in the market. The idea here is simple yet very important – sell benefits and not titles.
5. Create excitement. Don’t sell your home in the traditional way. Green buyers are typically a younger crowd, who like to have an experience with anything that they do. Stage your home mindfully to show very obviously that you cared for it very much. Most realtors advise to depersonalize the home and in most cases it is true but here the opposite works. Tell a story why you decided to make this home green and what benefits it brought to your family and your health.
Bottom line is people will pay more for your home for the same reason they will jump on a waiting list and pay a premium to get a hybrid car. It just makes sense on all levels. If you choose the right agent to represent you and follow these steps you should have no problems selling your home for at least 5% higher than the market value and at least 25% faster than a standard time frame. Stepping Off the “Go Green” Bandwagon – 10 Green Initiatives That Aren’t Worth the Time Or Money
More and more people are becoming aware of the need to give something back to the environment and take positive steps now to avoid serious environmental problems later on. Unfortunately, there are some green initiatives that simply are not worth the time or the money because they do not provide enough of an impact or no impact at all.
1. Buying because you see green. Perhaps one of the worst initiatives at the current moment is simply giving in and buying something just because it is labeled green. While your heart is certainly in the right place, it just does not make sense to buy something just because it is labeled green and particularly when you do not really need it. Unfortunately the word green has become a marketing tool. The best way to make an impact is to actually use fewer items.
2. Buying a new car simply to get better gas mileage. While this may sound like a good idea in theory, the most environmentally friendly car you could possibly drive, if you are going to drive a car, is the one you already own. As long as your existing car is in good repair, keep in mind that it would take a long time to break even by buying a car simply for better gas mileage. In the meanwhile, you might actually be making matters worse by buying something new rather than sticking with a perfectly usable item you already own. Letting up on the accelerator petal is a simple way to make your existing car perform like a green car.
3. Buying ‘green’ cleaning products. In theory this one sounds like you would be doing something positive but in reality you can actually do much better by making your own cleaning products with just a few simple ingredients you probably already have at home. For example you can make an all-purpose cleaner by mixing 1/2 cup vinegar and 1/4 cup baking soda into 1/2 gallon water. This formula used in conjunction with micro-fiber cloths which lift off dirt and grease is an ideal green cleaning solution.
4. Buying from a Farmer’s Market. In some cases, making the effort to purchase produce from a farmer’s market may not be the best choice if you need to drive a long distance in order to do it. Always balance out the initiative with the amount of fuel you need to expend in order to accomplish it.
5. Buying a new Energy Star appliance. If there is nothing wrong with the appliance you already own, you might be helping the environment more by waiting until you actually need a new appliance to purchase one and then purchasing an energy efficient model. However, if your appliance is over 15 years old, it makes both eco and financial sense to replace it. For example, replacing a pre-1994 washer with an Energy Star model can save a family $110 a year on utility bills. Energy Star washers use 50 percent less energy than other standard models, and only 18 to 25 gallons of water for a full-sized load, compared to 40 gallons for standard full-size washers.
6. Going ga-ga for green gadgets. Green gadgets do not always work that well. A prime example is buying a low-flow toilet that takes multiple flushes to work correctly. In this case you really are not saving any water if you need to flush a low-flow toilet more often than a regular toilet in order for it to work right.
7. Window shopping. If you have single pane and not double-hung windows, sealing your old windows is a more cost efficient choice than purchasing new Energy Star windows. Replacing all the windows in a home rarely saves more than 10-15% of the home’s heating bill. It usually takes 20 years or more to recover the cost of the new windows in energy savings. 8. Investing in solar panels for your home. While solar panels will probably make sense for most of us in the future, at the current time they are often cost-prohibitive despite the tax credits and in most instances will not save enough energy to offset the amount of energy that was needed to manufacture them for a single family home. Great strides are being made however, to generate power from solar sources on a much larger scale i.e, to power a whole city.
9. Buying organic clothing. Many designers are now marketing “eco-friendly” clothing made with organic cotton. This sounds environmentally friendly but just because the cotton may have been organic to start with doesn’t mean that the tee shirt you are buying is not laden with processing chemicals and dyes. If you really want environmentally friendly clothing buy vintage clothes and wear the ones you’ve already got. You can always repurpose those old MC Hammer pants into pajamas or a yoga outfit.
10. Purchasing carbon offsets. Carbon offset programs have many proponents such as Al Gore. However, in reality, this is probably the least effective green step you can take. Critics often liken it to the old Catholic practice of buying indulgences for the forgiveness of sins. You can’t undo something bad you have done for the environment by buying some green points. You are better off simply taking more steps to be environmentally friendly in the first place.

Going green is included in just about everything these days. There is green food, green clothing, green homes, green energy, green gadgets, and just about anything in existence being classified as green. What this means is that the products are sustainable and make a small imprint on the earth. For example, you might use less oil based products and more plant products because it is sustainable and healthier for humans. This is a great trend that has caught on because of the growth in high educational attainment and in the recent trend of huge price increases in poor quality commodities. Additionally, the recent gas spike, alone, helped a ton of people decide to go green.
The trend is heavily product focused. You need the right green food because you will live longer and be healthier. You need some hemp fabric because it is so much better for your skin. The list goes on and on. It is great that we have green products, but you can get lost in all the details. We need to remember that being green is more than just buying the right things. It is a way of life that brings solidarity and harmony to one’s life and society.
All Living Things Connected
Can you see the happiness of a child compared to that of an adult? How can you feel the joy of a baby or a puppy? The joy of each living thing comes from being connected in a spiritual way. It doesn’t always make sense. For example, babies and children have little control over their surroundings and yet they are so happy. What makes sense is that we are learning through our culture that happiness comes from a certain way of life. We might call it the good life. It usually has something to do with a house, an education, a nice car, and family vacations.
Fortunately, there are true green enthusiasts that understand connection to the earth in a different way. In the movie, Into the Wild the main character says that life was the most exciting when he was penniless. This is a true story of a man who gave up all his possessions and burned his money on a quest to connect with God.
Native Americans have long understood the relationship between connectedness to earth and joy in life. The earth gives to each of us and in return we should give back. Many cultures believe that God rewards Good for Good and Evil for Evil. You do something good and it comes back to you. Hence, do a lot of good things to and for people.
How Does Green Living Connect Us?
First and foremost green living gets you to think about how we all interact in society. It is more altruistic because you main focus is not maximizing every dollar. You focus changes from consuming as much as possible to consuming what you need responsibly and giving of yourself. Many people in this trend will say that one day it just hit them that the only thing they will leave on the earth when they pass on is their legacy. And, how do you leave a legacy? You need to connect with people and make a difference to those around you. You’re not going to do that sipping cokes, and watching 35 hours of television a week.
Living Simple and Green
It all starts with little changes. One good thing to do is to sit down and make a list of all the items your regularly purchase and put a w (want) or n (need) by the item. If you are truly honest, the needs are not really all that high. Many of us are struggling because of our wants without realizing it. It’s still fine to plan for wants and to have them. The important thing is where your focus lies. Does your focus help you connect (happiness) or disconnect (unhappiness)? At some point, many in the green movement will actually feel a sense of relief from not purchasing items. There is that rush and good feeling from shopping that a lot of people get. However, the more connected you feel, the less your desire will be for shopping. And, in fact, many will eventually feel a sense of true peace without longing for any one thing. Some people in the green movement actually feel sorry for these obsessive materialists. They don’t do it mockingly, but sincerely want everyone around them to feel the same connectedness.
Some Green Steps
The first thing for many of us is that we start to recycle things. We find a certain joy in knowing that we are being good stewards of what we have. Then, the big jump might come from purchasing a green car or a green wardrobe. Some of us might just think it’s a cool thing to do.
The biggest step, perhaps, is when you start to simplify your life. It’s different for everyone. You might want to drink out of one cup instead of using several every day. You may go through your home and eliminate items not being used. In fact, you may start finding joy in getting rid of things because you realize that the less stuff you have the more easily you can be connected. You begin to feel a sense of freedom in spirit that goes beyond the norm. Your style becomes minimalist and purchases are based on holistic ideals that increase connectiveness. You will no longer crave, but will instead find intense joy in just being alive. How do you find that joy?
Know Thyself
Some spiritual teachers believe that the greatest knowledge of happiness is to know thyself. As William Shakespeare said, “To thine own self be true”. How can you be true to yourself unless you know who you are? This is a hard question, but on the face of it, there are some certain things I am sure of. I can connect with living things. I can connect with people much better in person than through television. I can connect to natural products much better than man made products. The concept of knowing me comes through serving others.
Consumerism and materialism tend to drive much of our culture. The focus, for many, is on self. This inward focus blinds the true self. In some cases, self concept is stripped away and the void is filled with countless hours of television, food, and shopping. The bigger the void the stronger the feeling of getting more grows because people unconsciously think that the void can be filled with things. It is logical because that is what the culture has taught them from birth. Corporations spend billions of dollars reinforcing the idea that things will make us happy and defining our needs for us. Many of us erroneously believe that we are immune to all the clever advertising.
Wouldn’t it make more sense that we determine our own needs? It is vital that we listen to our own hearts. Don’t ignore the little voice inside you! Pay attention to it, follow it, and the voice will get louder. In time, you will become more connected.
We haven’t focused much on product here, but going green is about a lot more than buying the most fuel efficient car, wearing bamboo clothing, or eating organic foods. Green living is ultimately about solidarity and inner peace.
